Qualifications
We look for the following in order to approve applicants:
SAN FRANCISCO/OAKLAND- Gross monthly income = 3 times the rent
- Verifiable funds (bank balance) = 3 times the rent
- Good credit and positive rental history with no evictions
- Corresponding verification documentation will need to be uploaded in the application

**International students must have a Guarantor with U.S. domestic income and credit.

Fax your application to (415)931-4048 or scan and email it to [email protected]. Be sure to include your two most recent bank statements, two most recent paystubs or offer of employment. If you are self employed please submit your tax return for the previous year. The $35 non-refundable application fee for each tenant and guarantor may be paid by check, payable to "PIP Inc" or via credit card.
Prospective tenants who do not meet our underwriting guidelines, have an eviction or cannot secure a strong guarantor are encouraged not to apply, to save the application fee. All applications are reviewed on a case by case basis and are approved on their ability to meet our underwriting requirements. A strong guarantor could help marginal applicants qualify, underwriting for guarantors includes consideration of their own income, obligations, assets and liabilities.
