Underwriting Guidelines

Income = 3 times the monthly rent.*
Verifiable Funds = 4 times the monthly rent.*
Good credit, positive rental history, no evictions
Well-behaved pets accepted with additional deposit/cost and pet references.

*Pleasant Hill applicants: income = 2.5x monthly rent, funds = 3x monthly rent.

Fax or email your application to 415-931-4048 or marketing@sfrent.net. Be sure to include two most recent bank statements and two most recent pay stubs (or an offer letter). There is a $30 non-refundable application fee which you may pay by check or credit card. Questions? See our FAQ page for more answers.

If you have a poor credit history, evictions, or unfavorable personal/work/landlord references, please do not apply, as the application fee is non-refundable. If you have specific questions regarding your situation, please email marketing@sfrent.net or call 415-241-0100.

All applications are reviewed on a case by case basis. A credit-worthy guarantor could help you qualify, if you are close, but don't quite meet underwriting guidelines. Underwriting of guarantors includes consideration of their other income, obligations, assets and liabilities.
